New neighborhood information released by Town of Vail
The reality of a new neighborhood in West Vail and the many attributes of living in Vail are coming to life in new promotional materials released today by the Town of Vail and its development team that aims to introduce potential homebuyers to 32 new townhomes in varying designs. Floor plans, renderings, finishes, pricing, home buyer resources, construction schedules and other information is now available online at www.chamonixvail.com.
In introducing the finer details about the new Chamonix Vail homes in this next phase, future homebuyers will receive personalized resources and information needed to work with their lenders to generate the required Loan Prequalification Letter in preparing for a lottery drawing tentatively scheduled for May 3, which will determine purchase selection preferences of the new homebuyers. The new neighborhood includes five distinctive floor plans with a combination of two and three-bedrooms and numerous amenities, including enclosed garages, ample storage space, outdoor patios and a neighborhood gathering space and community garden.
Chamonix Vail has been designed with energy conservation and sustainability in mind. From the south-facing orientation of the buildings and the passive solar gain it affords, to full compliance with the International Energy Conservation Code and the use of long lasting, durable and low cost of maintenance interior and exterior materials and appliances, to the low maintenance landscape and neighborhood gardens, Chamonix Vail is all about sustainability and keeping monthly homeowner expense to a minimum.
Estimated sales pricing is from $390,000 to $739,000. A spring construction start is anticipated with the first families moving into the new homes in the fourth quarter of 2017.
Interested homebuyers are invited to stop by and meet the development team during the first in a series of informational sessions from 3 to 7 p.m. Tuesday, Jan. 24 at the Grand View on the third level of the Lionshead Welcome Center. Leading the design-build team on behalf of the town is Triumph Development West L.L.C., which has developed multi-family, commercial, hospitality and single family homes in Vail and other mountain communities. The general contractor is R.A. Nelson which has had a presence in the valley for 40 years. Rounding out the development team is 359 Design, which is known for crafting meaningful and efficient design solutions. They most recently completed the design work for the deed restricted Burlingame Ranch neighborhood in Aspen.
Another important Chamonix Vail partner is the Vail Local Housing Authority which has been assisting the Town Council in providing recommendations on deed restrictions and the lottery selection process. This includes a requirement for qualified lottery participants to participate in a free, two-hour homebuyer education class offered by the Valley Home Store. Four sessions have been scheduled and will be taking place in the Community Room of the Vail Public Library as follows: 3:30 to 5:30 p.m. Feb. 11, Feb. 25 and March 11; and 5:30 to 7:30 p.m. Feb. 23 and March 16. The Chamonix Vail development is quickly becoming a reality with its mix of townhomes and residential living that meet the goals of the Town Council and neighborhood compatibility. Town of Vail Community Development Director George Ruther is encouraging prospective homebuyers to learn more about Chamonix Vail and its potential affordability. “If you have always wanted to live in Vail this just may be your opportunity,” he said. “There is no other development like Chamonix Vail being built in the area.” Ruther says the Chamonix Vail home sale prices reflect a subsidy investment by the town of $3.6 million which includes acquisition of the 3.6-acre site as well as infrastructure costs, plus an estimated $2.6 million in “markup” profit savings. The pricing is estimated to be 25 to 35 percent lower than a comparable free market home in Vail and on par with free market pricing in communities west of Vail.
