In what is expected to be the largest and most significant economic development project in the Vail Valley over the next decade, the new Vail Valley Medical Office Building recently received unanimous approval to be developed and house The Steadman Clinic, Steadman Philippon Research Institute and Howard Head Sports Medicine facilities. These facilities currently reside at the Vail Valley Medical Center, which is in need of the space for future expansion and growth.
Consensus building venture among five public/private partners
With a shared vision to create what is expected to be the leading sports medicine research institute of its kind in the world, Triumph Development’s Steve Virostek, Michael O’Connor and Mike Foster were instrumental in facilitating and building consensus among five public and private partners, including the Town of Vail, Vail Valley Medical Center, The Steadman Clinic, Steadman Philippon Research Institute and Howard Head Sports Medicine. Triumph Development’s ability to coalesce the five entities also served as a catalyst for the Town of Vail’s recent efforts to build a new Municipal Office Building, which will be adjacent to the new Medical Office Building.
Development & Design Team — Michael Graves selected as project architect
Triumph Development was selected by the five partners to develop and manage the entire Medical Office Building project from entitlement through completion. In an RFP process spearheaded by Triumph Development, pre-eminent architect, Michael Graves & Associates, was selected for the building design. Graves will work in partnership with local architect of record Zehren and Associates, medical architect Boulder Associates Inc. and GE Johnson Construction.
“Twenty-three years ago when Dr. Steadman decided to relocate his practice to the Vail Valley, he did so with the goal of having the town become one of the leading orthopedic centers in the nation,” said George Gillett, Vail-based entrepreneur and former owner and CEO of Vail Resorts. “Over the years, his practice has grown to the point that there is a true need for a world-class facility. The new Vail Medical Office Building project the Triumph Development team was able to facilitate, which now also includes the Steadman Philippon Research Institute and Vail Valley Medical Center’s Howard Head Rehabilitation Clinic, secures the town’s future to become one of the pre-eminent orthopedic medical and research centers in the world,” Gillett added.
Project details
Groundbreaking is expected for summer 2013 with a planned completion for first quarter 2015. The Vail Valley Medical Office Building will be located at 75 South Frontage Road, across the street from the Vail Valley Medical Center, just west of the Vail Village roundabout, and connected by a bridge, which will also be part of the construction and provide direct access to facilities on the main hospital campus. Total acreage is 2.64, which includes two existing lots owned by the Town of Vail, turned into community development when the former Post Office was moved.
In addition to developing the Vail Valley Medical Office Building site and managing the project from start to finish, Triumph Development will build a common parking garage for the Medical Office Building and the new Municipal Building. Triumph Development is contracted to deliver to the Town of Vail a pad site for the new Municipal Office Building, which will be adjacent to the new Medical Office Building, and connected by a shared parking garage, also being developed by Triumph.
New Municipal Building for Town of Vail
Town of Vail will build a new Municipal Building on the pad site and initiated its own RFP process to select an architect, Oz Architecture, and builder, GE Johnson Construction, who will work closely with Triumph Development, Michael Graves & Associates and Zehren and Associates to ensure compatibility in both new buildings. Funding for the new Municipal Center will come, in part, from the sale of the parcel of land to The Steadman Clinic and Vail Valley Medical Center for the new MOB.

4th & 5th floors – The Steadman Clinic doctors offices and associated Howard Head therapists in an integrated floor plan
